How much can I borrow?

The amount you can borrow depends on how much you earn (less any ongoing financial commitments) and your total borrowing not exceeding 95% of the price or the valuation of the property (whichever is lower). The minimum loan value is £25,000.

Depending on your current earnings we will lend up to:

  • 4 times your single or joint incomes (4.5 times if you earn £35,000 or more) if you borrow less than 75% of the price or valuation of the property (whichever is lower) OR
  • 3.75 times your single or joint incomes (4 times if you earn more £35,000 or more) if you borrow more than 75% or less than 90% of the price or valuation of the property (whichever is lower) OR
  • 3.5 times your single or joint incomes (3.75 times if you earn £35,000 or more) if you borrow more than 90% of the price or valuation of the property (whichever is lower)
If the price or value of the property (whichever is lower) is higher than £200,000 the maximum amount you can borrow will vary.
